This townhome and multifamily development prioritizes pedestrian safety and community-shared spaces.
Seamlessly blending urban dynamism with residential charm, the Stone Avenue Townhomes project revitalizes a former driving range into a vibrant community hub. Featuring contemporary mid-rise buildings and townhouses, the focus on pedestrian-friendly design fosters an inviting atmosphere. The site is nestled between a variety of light industrial areas to the north, commercial areas to the west and south, and single-family residences in the Bitter Lake Urban Village to the east. The ultimate goal of the project is to create a contextually responsive and inviting community that transitions between the busy Aurora Avenue North commercial areas and the adjacent residential neighborhoods.
Offering diverse housing options, enhanced security, and lush landscaped areas, this extraordinary endeavor boasts 122 3-story townhouse units and two 5-story, 60-unit apartment buildings, totaling 242 new housing units for an enriched urban living experience.
A pedestrian friendly design provides access to open spaces, such as an improved landscaping throughout the site and a paved pedestrian and bike path. The final design organizes the townhouse blocks around large, common courtyards with a central block that connects directly to the non-motorized path along Stone Avenue North. The multifamily buildings are located on the north side of the site in an east-west orientation to maximize solar access.
Woonerf-style, shared-use driving aisles provide pedestrian safety by de-prioritizing motorized traffic and directing vehicles to the edge of residential areas.
Open spaces are distributed throughout the site through courtyards and shared-use open spaces. The open spaces maximize daylight for interior and exterior spaces while minimizing shading on nearby homes, connect with and enhance nearby public open spaces, and encourage physical activity and recreation.
Additionally, the design addresses the nearby stormwater detention and utility trail along the Stone Avenue right-of-way, transforming it into a pleasant community amenity space, effortlessly connecting residents with the neighborhood.
