Carkeek Park Townhomes

Twenty-one proposed townhomes act as a buffer between a single-family neighborhood and a busy commercial arterial.

This collection of sophisticated townhomes occupies an awkwardly-shaped site at the intersection of Holman Road NW and 7th Avenue NW. Combining three lots and spanning from 7th to 6th Avenue NW, the project provides an urban transition from the predominately single-family residential development to the south, to the commercial activity along Holman Road.

The project includes three buildings with a total of 21 residential dwelling units and 17 parking spaces. Featuring a refined palette of materials applied to simple, elegant, residential forms, the project offers an alternative to the banal and boxy development found in much of Seattle’s low-rise zones.

While the shape of this lot presented a challenge, it also offered an opportunity to create a footprint for these townhomes that is both unique and an efficient use of urban land. Carkeek Park Townhomes | Rendering of proposed project.

The design proposes a contextual response to the site, with each building carefully addressing its location. Street-facing units are maximized on the frontages of 6th Avenue, 7th Avenue, and Holman Road, contributing to a strong street wall with well-composed entries incorporating generous landscaping. Kitchen, living, and dining spaces are located at ground level to activate the sidewalk and support community within the development and in the neighborhood beyond.

At the center of the site, a collection of ten townhomes strings from west to east, elegantly stepping with the slope of existing grade. These units front a south-facing, terraced access walk with landscaping combining native plants found in nearby Carkeek Park with adapted ornamentals to add seasonal color, texture, and robust variation.
