Stream Overlake Apartments
Family-sized apartment homes in an ambitious mixed-use development seeking LEED Platinum certification.
Stream Overlake is a mixed-use, multifamily development in Redmond, Washington’s Overlake Village. The building seeks LEED Platinum certification, with a commitment to sustainable, car-free urban living.
Overlake Village is home to the Microsoft Redmond Campus, which holds a strong presence in the neighborhood. Many of its employees live and recreate in the surrounding areas, which are supported by schools, religious institutions, and community centers that enliven and serve the neighborhood.
Steam Overlake adds 224 one, two, and three-bedroom apartment units and four work/live units, as well as over 4,000 square feet of commercial space. Additionally, the location offers a variety of services and connections, with proximity to public transit (including the Link Light Rail station), pocket parks, and other community hubs.
The exterior focuses on functionality, aesthetics, and horticultural best practices through sustainable landscape design. Native plants like trees, shrubs, ground cover, and vines create a dynamic, natural oasis that feels representative of the Pacific Northwest.
A sophisticated palette of sustainable, high-quality, and durable materials are featured throughout, with contrasting cladding, straight lines, and bold rectangular volumes.
At the street level, a plaza offers an open space with outdoor seating, abundant plantings, and access to commercial spaces and amenities.
The plaza and pedestrian passageway acts as a physical and visual connector to the proposed park southwest of the project and the adjacent streets.
At the top of the southern edge of the building, a rooftop deck and urban farm allows residents to enjoy the outdoors and access fresh produce.
The rooftop will also feature both community gathering spaces and intimate seating areas, including covered patios and outdoor living rooms. Fire pits, grills, and outdoor kitchen areas provide space for residents to prepare and enjoy meals with each other or guests.
The building contains a plethora of amenities throughout, including fitness rooms, bike storage, co-working opportunities, a game room, a party room, and a speakeasy. The seventh and eighth stories act as an amenity hub, with direct access to the roof deck and rooftop garden.
With a commitment to sustainability, the development enhances this already bustling neighborhood. Whether as a resident, a neighbor, or a visitor to the area’s amenities and services, Stream Overlake is primed to become a community hub.
