Zoning Assessment, Site Analysis & Project Feasibility

Feasibility & Capacity Studies

Analyzing potential development sites to understand a property’s potential best use.

Feasibility studies are a process of discovery and analysis that form the kick-off phase for the development of any new multifamily property, no matter the scale or scope.

Our experienced team will analyze your site and any encumbrances carried with it to determine how to utilize the allowable buildable area in the most effective way possible. This process helps us all understand a site’s potential, be aware of any limitations, and fully explore the possibilities for development.

The feasibility phase includes working with local jurisdictions to initiate any pre-development processes that could inform your decision and guide you in your development.

The results of a feasibility study may or may not lead to a developable project. However, a thorough understanding of the site is essential, and we are adept in our ability to guide you to make an informed determination for how to proceed.

Understanding your property’s development potential.

The first step in determining the most effective and desirable way to develop a site is assessing the property and considering all of the critical aspects of the site elements, context, infrastructure, and code implications.

Our deep knowledge and understanding of how to evaluate a site and its encumbrances allows us to quickly and accurately determine the potential capacity for a property. We tackle a site from various angles, including different site configurations and different product types (such as apartments versus townhomes), so you can make an informed decision on how to move forward.

Feasibility studies typically include a zoning analysis, target areas spreadsheet, and a series of plans and massing studies documenting possible layouts that meet zoning, land use, and program requirements.

Let us bring clarity to your property prospects.

With a feasibility study in-hand, you can move ahead with confidence.

Understanding the viability of a site helps formulate a pathway to developing a project in the most valuable and efficient manner, empowering you to make informed decisions about your potential property or project.

Whether you are seeking a quick capacity study to understand a site’s potential density limit, or you are looking for a deep dive into understanding a site’s development capacity and all of the site’s encumbrances, we have techniques to tackle the analysis either way.

We look at the big picture to make sure you are seeing the full and true potential of a site. Our collaborative and integrated team provides a rare opportunity to analyze the property’s existing conditions in a way that might not otherwise be possible on a tight feasibility timeline.

We genuinely enjoy working with an untethered site, imagining all that it could be, and we look forward to working with you.
